Once you have found your dream Javea villa and settled on your offer, we, as your estate agent, will oversee the formality of presenting the seller with your offer. When a purchase price is agreed upon, we ask for a reservation fee of €3000. This payment will remove the property from the market while the necessary documents are obtained, and the contract is drawn up.
Typically, a pre-contract is signed within a month. At this point, a formal 10% deposit is owed (minus the reservation fee). This money is transferred to the seller, and an appointment is made at a local notary office to complete the sale.
On completion day, we meet you at the notary’s office to ensure that the contract is as planned, correct, and complete. Once both parties sign, the seller hands the keys to the buyer, and the buying process is complete.
